Taking the legwork (and much of the cost) out of a legacy property sale A Senior Partner in a large regional solicitors practice recently contacted us. Their problem was they had a legacy property to sell and there were complications - both with regard to the state of the property and certain restrictions on the sale as it was a retirement home. As a result, it wasn't selling and was becoming a real distraction from other matters connected with the estate. It was also becoming a cost issue for the charity bequeathed the property, as legal costs were mounting. Once we were appointed, we conducted a review of the property and the marketing to date. We arranged for the property to be properly cleared and also for it to be redecorated. Following discussion with the Estate Agent and based on our knowledge of retirement homes in particular, we then re-launched the property on to the market at a higher figure than it had originally been marketed for! An acceptable offer and completion soon followed. Our involvement in the process took seven months from start to finish - and in so doing, we turned a problem property into a satisfactory sale. The charity was happy - their costs had been reduced and their legacy
secured. The solicitors were happy - the distraction of handling the
detail of the property sale had been taken away from them and the sale
completed - allowing them to concentrate on more profitable aspects of
their business. From the solicitors, we also scored 5 out of
5 for our "excellent" knowledge and professionalism along with a personal thank you from the Senior Partner "for all our
assistance in bringing this matter to a completion". They are now looking to
build an on-going relationship with us. |
